To facilitate our job and your goals, we’ve set up helpful guidelines and tips which should be addressed prior to the scheduled shoot. It is up to you to prepare the home/property for the shoot. Our professionals are not permitted to move or remove items and failure to comply with these guidelines may result in delays and an additional surcharge. We ask you to read these over carefully.

To help us capture your property at its best and keep the shoot running smoothly, please prepare your home before the appointment.

General Tips for the Whole Home

• Clean thoroughly: vacuum, mop, wipe surfaces, and wash windows.
• Turn on all overhead lights and replace any burned-out bulbs. Use the same type of bulb throughout (all incandescent or all LED).
• Turn off ceiling fans, TVs, and computer screens.
• Make all beds neatly.
• Remove personal photos and small area rugs.
• Put shoes, jackets, and clutter away.

Front yard & driveway:

• Close garage doors.
• Remove cars and clutter from the driveway and front yard.
• Mow lawn, trim shrubs, rake leaves, and tidy up.

Backyard & patio:

• Clean and straighten outdoor furniture.
• Remove or replace faded cushions and umbrellas.
• Put away toys and equipment.
• Clean the pool and surrounding area. Hide pool equipment and supplies.
• Turn on any water features or fountains.
• Remove hoses and trash cans.

Kitchen:

• Clear and clean countertops.
• Hide baking tools, knives, and clutter.
• Keep only one small appliance visible (like a coffee maker).
• Remove magnets and papers from the fridge.
• Hide garbage cans.
• Empty the sink.

Dining Room:

• Clear and dust the table.
• Set a simple centerpiece (like flowers).
• Arrange chairs neatly.

Living Room:

• Clear clutter (papers, mail, toys).
• Clean the fireplace and mantle (max 5 items).
• Fluff pillows and tidy cushions.

Bedrooms:

• Make beds neatly with wrinkle-free linens.
• Clear nightstands and dressers of personal items and cords.
• Remove photos.
• Clean under beds and hide visible clutter.

Bathrooms:

• Remove all personal items from counters, tubs, and showers.
• Put down toilet seats and close drawers/doors.
• Remove used towels and display only fresh, unused ones.
• Remove floor mats.

Pets:

• Remove pet bowls, toys, and bedding.
• Remove pet hair from furniture.
• Keep pets out of sight during the shoot.
• Clean up pet waste and toys from the yard.
